Job Summary:

This position is responsible for repairs to ADOA managed buildings by ensuring that maintenance calls for service are handled in the most efficient way possible. This role is also responsible for the day-to-day maintenance, repair, and efficient operation of all building systems and equipment. The Building Engineer will coordinate and complete all requests for work, assign priorities, delegate to appropriate contractor, if required, and follow up on completion. In addition, the Building Engineer will be expected to perform corrective and preventative maintenance in an effort to prolong the life expectancy of the equipment. This position requires a comprehensive understanding of plumbing, electrical, carpentry, general maintenance, and HVAC, and will be required to work some weekends and holidays and assist in after-hours work.

Job Duties:

-Troubleshoot, maintain, inspect, modify, and repair building systems - such as, but not limited to, plumbing systems, electrical systems, overhead doors and gates, fire alarm systems, fire sprinklers, automatic doors, carpet and tile floors, drywall and painting, ceiling tiles, lights, emergency systems, door hardware, and elevators
-Conduct periodic general preventative maintenance on the mechanical, electrical, HVAC, and plumbing systems, which involves normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters and indicator lights), and period testing of the equipment
-Utilize computerized maintenance management system in real-time for new requests, parts orders, updates, and completion data
-Interact with customers from beginning to completion of each work order
-Interact with contractors to schedule, assist, and ensure on-time completion of contracted projects
-Other duties as assigned as related to the position

Knowledge, Skills & Abilities (KSAs):

Knowledge of:
-Electrical, plumbing, mechanical, and HVAC / Stationary Engineering systems
-Preventative maintenance and work order software systems
-Current construction principles, methods, and techniques
-OSHA rules and regulations
-Local, state, and federal guidelines

Skills in:
-Great customer service and communication
-Analytics and problem solving
-Reading and interpreting blueprints, schematics, and ladder diagrams
-Reading and interpreting building codes

Ability to:
-Work effectively with others within the formal or informal structure of teams or groups
-Work on one's own without close interaction or interdependence with others
-Self-motivate to achieve successful results

Selective Preference(s):

-5+ years of previous building operations engineering experience

Pre-Employment Requirements:

-Certification for refrigerant recovery (EPA Universal Certification)
-Valid Arizona driver's license
