Performs and oversees the work of various on-site work crews performing a variety of tasks involved in initial construction projects; maintenance or repair of construction equipment/tools; or, conducting inspections of construction sites and/or activities. Prepares and submits periodic reports of progress and completion. Acts as a working supervisor as needed and help complete tasks an absence of crew. Supervises and trains work crews and/or inmates as required; and, assures work conforms to applicable building codes. Required to fix all needed repair for buildings and park's infrastructure.
- Devises work schedules and priority on a periodic basis. Inspects work areas to determine any problems or hazards to work functions; takes appropriate actions to resolve. Resolves problems and questions pertaining to work methods and processes in a role of lead specialist. Performs job duties of fixing and repairing of buildings, plumbing, park infrastructure.
- Participates in studying blueprints and sketches for planning major new replacement utilities ( HVAC, cooling water, gas, electric, plumbing) and performs preventive maintenance and repairs to the systems. Reviews and evaluates work products and recommends plans for improvements. Determines and recommends equipment and materials required including cost analysis; Estimates and recommends budget requirements. reviews purchase order needs; inspect equipment and materials purchased and placed in use and reports any deficiencies.
- Maintains accurate records of equipment and material utilization condition; value and use of diagrams of underground utility service lines, civil engineering, architectural (Mechanical, Plumbing, Electrical) for determining scopes of work and supplying as-builds upon completion.
- Operates vehicles and other motorized equipment in the course of work duties; performs all basic preventive maintenance; arranges for periodic services and repair. Oversees the training and operation of equipment and vehicles with all crew members for continued use and functioning purposes. Required to fix all needed repair for buildings and park's infrastructure.
- Confers with contractors on site visits for outsourcing work and obtaining quotes for the Construction Manager's direction and approval. As appropriate, trains and oversees new employees in everyday work tasks and safety practices.
- Adhere to local codes, SHPO requirements, and AZ Parks standards
- Other Duties as assigned as related to the position.
Knowledge of:
Construction trades and practices and governing Federal/State safety rules and regulations; national and local building codes; Federal and State laws, regulations and policies governing work of inmates;diagrams/schematics (construction/mechanical);powered/non-powered equipment and tools used in construction; methods and techniques of supervision, work scheduling and office practices.
Skill in:
Applying and interpreting Federal and State laws and National/local building codes pertaining to construction projects; applying methods and techniques of construction trades and practices in determining if work is in compliance with National and local building codes; applying and interpreting Federal and State laws and policies governing work of inmates; reading, interpreting and applying blueprints and diagrams (constructional/mechanical); using and training in use of powered and non-powered equipment/tools; applying methods and techniques of supervision, work scheduling and office practices; oral and written communications; interpersonal relationships
Ability to:
Able to operate a vast variety of hand and power tools and be able to demonstrate their use and safety practices for your crew members.
Five years’ experience equivalent to a Building Maintenance Specialists or seven years of work experience in the construction field.
Any combination of training or experience that meet knowledge, skills and abilities may be submitted.
Must possess and maintain a current Arizona License appropriate to assignment and retention of said license during the period of employment, in addition to continued courses, training and or certificates providing further knowledge in the supervision of the construction and building maintenance trades.
