We are looking for an outstanding Maintenance Director. This integral position is responsible for the maintenance and repair of the building, utilities service systems, grounds and vehicles, and ensuring compliance with health and safety codes.

Job Duties:
  • Plans, organizes and supervises the maintenance activities/projects of the Arizona State Veteran Home ensuring compliance with all applicable federal and state regulations and facility policies and procedures
  • Develops and implements a comprehensive preventive maintenance program for the both the building and grounds
  • Conducts continuous inspections and reviews of maintenance procedures, assignments and projects, ensuring that all preventive maintenance and repairs occur to keep the facility and equipment in sound working condition
  • Conducts inspections of the grounds to ensure that they are properly and safely maintained
  • Supervises subordinate staff to ensure the goals and objectives of the work unit are met
  • Plans, organizes, assigns and reviews the work of the maintenance staff
  • Coordinates with state consultants and monitors contractor performance
  • Supervises all building and/or grounds alterations and new construction projects
  • Develops, documents, and implements safety plans to include disaster plans/drills, fire safety inspections and fire drills
  • Assists in projecting budget for maintenance operation
  • Provides input concerning needs for supplies, personnel, utility requirements, and contractual services
  • Submits capital improvement requests to Administrator
  • Ensures all state procurement rules are followed
  • Works within budget parameters and monitors expenditures
  • Supervises the state owned vehicle fleet to ensure appropriate usage and proper maintenance
  • Remains actively involved in AMS processes such as huddle boards, problem-solving, job breakdown sheets, success tracking, and standardized work
  • Assumes staff assignments when necessary
  • Consults with department and facility managers relative to program objectives, staffing and equipment needs, budget, operational policies and procedures, and management issues
Knowledge, Skills & Abilities (KSAs):

Knowledge of:

  • Applicable survey regulations and standards
  • Physical plant operation, maintenance and repair
  • Methods and practices of remodeling and construction
  • Traditional trade and mechanical fields
  • Grounds maintenance
  • Safety practices and building codes
  • Estimating, costing, budgeting and ordering materials

Pre-Employment Requirements:
  • Written statement from a physician, physician’s assistant or a registered nurse practitioner indicating freedom from Tuberculosis, if in the past has had a positive skin test or Tuberculosis
  • Ability to obtain and retain a fingerprint clearance card issued by the Arizona Department of Public Safety
  • The ability to drive on State business. Requires possession of and ability to retain a current, valid state-issued driver's license appropriate to the assignment. Employees who drive on State business are subject to driver's license record checks, must maintain acceptable driving records and must complete any required driver training (see A.AC. R2-10-207.11).
