The Arizona Department of Administration is actively recruiting a Maintenance Supervisor for the General Services Division (GSD).This is a highly responsible position which researches, plans and directs the activities of maintenance, HVAC, and fire safety teams servicing the Arizona State Tucson Complex. It requires strong administrative skills and knowledge of Deming methodology and management protocols. This position is responsible for the overall operation of the Maintenance Unit

• Oversees performance of cross-functional teams for Tucson Complex including performance planning and review; staff morale, communications facilitation, individual employee development and corrective action, when necessary. Teams are composed of Plumbing, Electrical, HVAC Mechanics, Stationary Engineers, Building Maintenance Technicians and Workers who perform preventive maintenance, corrective maintenance and predictive maintenance. 
• Writes, executes, monitors and assesses strategic plan for Maintenance, HVAC, and/or the Preventive Maintenance. 
• Oversees activities of cross-functional teams responsible for all building maintenance 
• Oversees activities of teams responsible for maintenance and repair of EMS systems 
• Researches, develops and maintains the building operations and maintenance manual, which includes policies and procedures for the systems, equipment and controls. 
• Responsible for all aspects of continuous quality improvement for the Unit 
• Develops, communicates and enforces policies and procedures for the Unit 
• Insures adherence to policies and procedures of ADOA, GSD and State of Arizona
• Responsible for coordinating contract administration. 
• Develops and ensures constructive working relationships within and between teams and between other work units in FOAM. 
• Inspects, monitors and supervises safety procedures including the use of safety equipment, operating equipment, hazardous materials handling and use of state supplied uniforms. 
• Perform a variety of administrative tasks resulting in and/or including research; badging requests; parking cards; special projects; budget preparation and tracking; report preparation; develop or modify policies and procedures to improve program effectiveness; coordinate administrative matters between the Tucson office, Facilities Operation, customers, the pubic and vendors.
  

Knowledge of:

• Principles and practices of facilities operations, maintenance and management 
• Construction principles, methods, techniques
• Current applicable building and construction codes; statutes, rules, regulations, policies and procedures applicable to areas of assigned responsibility

Skilled in:

• Personnel administration related to hiring, training, monitoring performance and discipline 
• Practical application of the principles and practices of facilities operations, maintenance and management 
• Interpretation of blueprints and schematics 
• Interpretation and application of current building and construction codes 
• Developing and maintaining interpersonal relationships 
• Effective written and oral communication 
• Analysis and problem solving
  

Ability to:

• Develop and implement effective and cost efficient preventive maintenance programs 
• Supervise skilled trades engaged in corrective and preventive work to include electrical, mechanical, HVAC, sheet- rock, plumbing 
• Use a computer and Windows based and other computer software 
• Use computerized work order management and energy management systems 
• Work independently and in a team environment 
• Multi-task and adapt to changing priorities
  

• 4 -5 years management experience in Industrial/Commercial maintenance

• Background and reference check, including a state and federal criminal records check 
• Requires possession of and the ability to retain a current, valid state-issued driver’s license appropriate to assignment. Employees who drive on state business are subject to driver’s license record checks, must maintain acceptable driving records and must complete any required driving training (see Arizona Administrative Code R2-10-207.12).
