Job Summary:

The Maintenance Supervisor is responsible for the day-to-day operations of the ADOA maintenance team and their work duties.

Job Duties:

-Promote and support Arizona Management System (AMS) methodology and oversee continuous quality improvement for the maintenance team
-Maintain strategy for maintenance compliance to NFPA, Life Safety, OSHA, State, and Federal requirements
-Ensure adherence to policies and procedures for ADOA, GSD, and State of Arizona
-Participate in building audits to ensure compliance to OSHA, building codes, and department KPI's requirements
-Execute, monitor, and assess strategic plan for maintenance, HVAC, and/or preventative maintenance
-Measure and monitor work flow to ensure compliance to SLA and all KPI's
-Evaluate inventory management and accountability on stocked items and inventory attached to work orders
-Manage plans for preventative maintenance program to ensure compliance to all code requirements and proper maintenance for all equipment
-Monitor and manage employee's work plan to ensure timely completion of work and quick response to emergency repairs
-Timely communication to ADOA/GSD management on estimated major repair costs
-Work with management to create a 5-year Capital improvement plan for all of ADOA managed buildings with priority and justification
-Give oversight to contract compliance
-Review contracts and ensure vendors are compliant to contract requirements
-Meet with vendors regularly to review performance issues or concerns and develop an action plan
-Track and measure performance of vendors
-Support or give oversight to TI's, and renovations at ADOA managed buildings to ensure that all local and state codes are in compliance

-Effectively manage all aspects of employee's time, from PTO requests to overtime pay, ensuring that all shifts are adequately staffed
-Make time for monthly one-on-one check-in's for direct reports to review future goals and calibrate on current goals
-Inspect, monitor, and supervise safety procedures including the use of safety equipment, operating equipment, hazardous materials handling, and use of state supplied uniforms
-General oversight of the maintenance team composed of specialized and general building engineers
-Ensure quality of work for all work orders and special projects
-Identify training needs, track performance, coach, and motivate direct reports
-Mentor and coach team members to further develop competencies
-Lead by example and model behaviors that are consistent with the ADOA values
-Conduct employee appraisals, disciplinary actions, set goals for employees, manage and account for work flow, update metrics for team goals, and use data to formulate plans of action on difficult problems

Knowledge, Skills & Abilities (KSAs):

Knowledge of:
-Principles and practices of facilities operations, maintenance, and management
-Construction principles, methods, and techniques
-Current applicable building and construction codes, statues, rules, regulations, policies, and procedures applicable to areas of assigned responsibility

Skilled in:
-Personnel administration related to hiring, training, monitoring performance, and discipline
-Facilities operations, maintenance, and management
-Interpretation of blueprints and schematics
-Interpretation and application of building and constructions codes
-Developing and maintaining interpersonal relationships
-Effective written and oral communication
-Analysis and problem solving

Ability to:
-Develop and implement effective and cost efficient preventative maintenance programs
-Effectively supervise skilled trades engaged in corrective and preventative work to include electrical, mechanical, HVAC, sheet-rock, plumbing, etc.
-Effectively use a computer for work orders management and energy management systems
-Effectively work independently and in a team environment
-Multi-task and adapt to changing priorities

Pre-Employment Requirements:

-Employees who drive on State business are subject to driver's license record checks, must maintain acceptable driving records and must complete any required driver training (see A.A.C. R2-10-207.12)
-This position requires the ability to drive on State business, so therefore requires possession of and ability to retain a current, valid state-issued driver's license appropriate to the assignment
