Job Summary:

This position is responsible for supervising the day-to-day operations of the Building Maintenance Specialists (BMS) ensuring assignments are completed and materials are provided to accomplish the most efficient utilization of resources needed to maintain the physical assets of the facilities within the Southern Region. The individual shall utilize available resources to efficiently complete all corrective and preventative maintenance tasks and renewal projects assigned to them. This Physical Plant Supervisor 1 (PPSl) will provide close supervision of those tasks which require planning, scheduling, follow-up and reporting. They will perform varied tasks which require the application of skilled and highly skilled abilities maintaining and repairing buildings and related utilities services systems; participating in the planning, oversight and execution of remodel/construction projects through all stages of work. They will participate in daily maintenance planning; estimating, costing and ordering parts and materials in a time and efficient manner, including submitting reports and keeping logs regarding maintenance activities and financial transactions. The Physical Plant Supervisor 1 (PPSl) will ensure that all work complies with current national and local building codes, as well as federal and state worker safety laws and regulations (OSHA, NFPA 70, ASH RAE, etc.). This includes compliance with regulations concerning asbestos, lead, storm water run off, and water/wastewater. As a first line supervisor initiates and recommends disciplinary actions, interviews applicants for positions and prepares recommendations.

Job Duties:

Planning the maintenance activities utilization of the personnel, contractors and resources at hand. Also follow-up with technicians and contractors during and after completion of assignments. Procurement of necessary parts, materials and services to accomplish the maintenance needs. Scheduling and coordinating those activities which may otherwise interfere with customer operations.

Reporting activities related to planned and unplanned day-to-day activities. Provide trade assistance and training for subordinates as needed. Repair, breakdown, rebuild or replace equipment and buildings. This might include aerial lift work; repair and replacement of HVAC, plumbing, electrical and water/wastewater repair or replacement.

Use Inventory Management for tools, parts and materials commonly used. Attend customer meetings in order to identify and resolve maintenance and project issues or problems.

Knowledge, Skills & Abilities (KSAs):

Knowledge:
The various trade practices - to include estimating costs and ordering materials, i.e., plumbing, electrical, carpentry, HVAC; RS Means estimates. Building/Facilities systems - repair and maintenance.
Structure and architectural systems; electrical-lighting systems. Regulatory requirements, Computers, copiers, CMMS, "smart" phone, software programs, i.e., MS Office Suite, Best practices supervisory principles and techniques.

Skill:
Reading blueprints, sketches and schematics. Utilizing diagnostic equipment.
Applying and demonstrating best practices and methods of preventative maintenance, remodeling, construction and repair.
Applying and demonstrating safety best practices; national and local building codes, oral and written communication.
Managing effective professional relationships.

Ability:
Interpret blueprints, sketches and schematics relating to building and utilities' services systems. Demonstrate methods and practices of preventative maintenance; remodeling, construction and repair.
Supervise and counsel subordinate staff.
Enter and extract data from a Computer Maintenance Management System (CMMS).
Climb ladders and access area which require the use of "fall" protection.
Drive long distances, complete and pass physical examination.
Ability to coach and develop employees, including continuous improvement practices and principles

Selective Preference(s):

Four (4) years on-the-job experience in building maintenance and operations. A minimum of one (1) year of supervisory experience.

This position requires driving or the use of a vehicle as an essential function of the job, and the following requirements apply. Any employee operating a motor vehicle on State business must possess and retain a current, valid class-appropriate driver’s license, complete all required training, and successfully pass all necessary driver’s license record checks. The license must be current, unexpired, and neither revoked nor suspended. Employees who drive on state business are subject to driver’s license record checks, must maintain acceptable driving records, and must complete all required driver training. An employee who operates a personally owned vehicle on state business shall maintain the statutorily required liability insurance (see Arizona Administrative Code (A.A.C.) R2-10-207.11).

Pass Physical Examination.
