This position supervises the day-to-day operations of the Engineering Department of the Arizona State Veteran Home. Is responsible for the maintenance and repair of the building(s), utilities services systems, equipment, grounds and vehicles, ensuring compliance with physical plant health and safety codes/standards as well as with National Fire Protection Association requirements for existing health care occupancies. Meets all Federal, State and VA Nursing Home regulations that impact job functions. Learns, implements and monitors Arizona Management System (AMS) methods. Utilizes AMS concepts and tools for problem solving and continuous work/process improvements and efficiencies.

• Plans, organizes and supervises the maintenance activities/projects of the Arizona State Veteran Home ensuring compliance with all applicable federal and state regulations and facility policies and procedures. Maintains required records. Prepares reports.
• Develops and implements a comprehensive preventive maintenance program for the both the building and grounds. Conducts continuous inspections and reviews of maintenance procedures, assignments and projects, ensuring that all preventive maintenance and repairs occur to keep the facility and equipment in sound working condition. Conducts inspections of the grounds to ensure that they are properly and safely maintained.
• Supervises subordinate staff to ensure the goals and objectives of the work unit are met. Plans, organizes, assigns and reviews the work of the maintenance staff. Creates work schedules. Provides the proper tools, training and support. Evaluates performance and completes appraisal documents in a timely manner.
• Addresses staff problems. Recommends disciplinary actions. Interviews and selects staff.
• Supervises all building and/or grounds alterations and new construction projects. Coordinates with state consultants, as appropriate. Monitors contractor performance to ensure compliance with contract requirements and acceptability of work.
• Develops, documents and implements safety plans to include disaster plans/drills, fire safety inspections and fire drills.
• Assists in projecting budget for maintenance operation. Provides input concerning needs for supplies, personnel, utility requirements and contractual services.
• Submits capital improvement requests to Administrator. Works within budget parameters. Monitors expenditures. Ensures all state procurement rules are followed.
• Supervises the state owned vehicle fleet to ensure appropriate usage and proper maintenance.
• Actively involved in AMS processes such as huddle boards, problem-solving, job breakdown sheets, success tracking, and standardized work. Serves on committees and attends related meetings. Completes special projects, as assigned. Assumes staff assignments when necessary. Consults with department and facility managers relative to program objectives, staffing and equipment needs, budget, operational policies and procedures, and management issues.

• Driving in the course of State business is required. Requires a valid Arizona driver's license.
