The Project Coordinator serves as the primary contact for tenant representation for the agency to Department of Child Safety (DCS) office building owners and their management teams for compliance of DCS leased space terms. The position is responsible for project management and coordination on all tenant improvements, construction, repair and maintenance, and space planning. In addition, the Project Coordinator is responsible for all DCS ergonomic assessments, recommendations, ergonomic furniture ordering, install and set up.
- Lease contract negotiation techniques, strategies, and tactics
- Real estate, and property management principles

- Federal, state, county and local laws, codes and regulations pertaining to real property, acquisition, construction and property management, including but not limited to Occupational Safety and Health Administration (OSHA), life safety, fire, asbestos, Americans with Disabilities Act (ADA) and state procurement
- Comprehension, analysis and interpretation of lease negotiations
- Motivating all involved parties
- Problem solving
- Statuatory and rules interpretation, issue identification and resolution
- Developing effective working relationships with both department and program management

- Set work and project deadlines to minimize short-term impact to the department

- Interpret technical documents, plans, blueprints and schematics

- Research and interpret contracts, leases and other formal agreements and fiscal/ funding data
- Communicate and negotiate with internal and external customers
- Interpret DCS and operational policies and procedures
- Learn new computer software skills to accomplish agency goals
- Learn DCS organizational structure, including program(s) functions within that structure
At least three years experience in commercial property management, acquisition, space utilization and planning. Previous experience in negotiating, monitoring, evaluating and administering lease and service contracts in coordinating and managing projects or experience could be obtained through
a Bachelor's degree in design, architecture, or engineering.
In-state travel is required. Requires possession of and ability to retain a current, valid state-issued driver license appropriate to the assignment. Employees who drive on state business are subject to driver license record check, must maintain acceptable driving record and must complete any required driver training (see Arizona Administrative Code R2-10-207.12). Employees may be required to use their own transportation as well as maintain valid motor vehicle insurance and current Arizona vehicle registration. Mileage may be reimbursed, if applicable.
Ability to secure and maintain clearance from the DCS Central Registry.
