Job Summary:

This position is necessary to help the Facilities Operations and Maintenance (FOAM) section of the General Services Division (GSD) manage a very heavy and complex industrial HVAC workload for ADOA managed space. This managed space consists of more than 2.5 million square feet located in complexes in the phoenix area and Tucson. Most of the buildings in the state are aged and have a history of being underfunded from a building renewal standpoint. The HVAC controls within these buildings are complex in design. As a result, we receive a significant number of HVAC service requests each day to maintain the aging equipment. All state managed buildings have some type of industrial HVAC equipment that requires a higher level of HVAC knowledge to properly maintain and/or repair. If these HVAC systems are not properly maintained, work at the state will cease due to the excessive temperatures in Arizona. The person in this position must be able to work day/night shift and weekends to maintain minimum staffing for 24x7 operations; explore and seek out any opportunities for improving equipment performance and longevity and must be able to work in a team environment and demonstrate excellent customer service skills

Job Duties:
  • Troubleshoots, maintains, inspects, modifies and repairs industrial heating, ventilation systems, air conditioning and refrigeration systems and equipment including DX and hydronic systems and components, various types of chillers, cooling towers, fans and fan motors, pumps, VFD, VRV systems, motors, electric controls and associated safety, over-current and other equipment protection.
  • Implements and facilitates the Energy Management System (EMS) and HVAC controls and Indoor Air Quality (IAQ); Installed, adjusts, calibrates, troubleshoots, and adjusts computer based EMS program for proper HVAC comfort and energy management control.
  • Provides additional support for the general maintenance responsibilities of the operation.
  • Other duties as assigned as related to the position.
Knowledge, Skills & Abilities (KSAs):

Knowledge of:

  • Electrical, mechanical and HVAC/Stationary Engineering systems Heat load, chiller, and DX system calculations
  • Energy management systems such as Metasys and Tridium
  • Reading and interpreting blueprints, schematics, and ladder diagrams.
  • Current HVAC construction principles, methods and techniques of CMMS systems
  • Low temperature refrigeration systems

Skilled in:

  • Estimating time and material requirements for work projects.
  • Cost analysis of repairing existing equipment versus replacement with new equipment
  • Installation, repair and maintenance of all HVAC systems and assignments common to the trad

Ability to:

  • Diagnose problems/malfunctions in a wide variety of cooling/refrigeration equipment
  • Inspect, service, repair and install a wide variety of cooling/refrigeration equipment
  • Effective oral and written communications
  • Maintain records and prepare reports
Selective Preference(s):
  • Certification for refrigerant recovery (EPA Universal Certification) required.
  • 4-5 years journeyman experience in the Industrial HVAC (Heating, Ventilation, and Air Conditioning) field.
  • NATE certification.
Pre-Employment Requirements:
  • Background and reference check, including a state and federal criminal records check
  • Requires possession of and the ability to retain a current, valid state-issued driver’s license appropriate to assignment. Employees who drive on state business are subject to driver’s license record checks, must maintain acceptable driving records and must complete any required driving training (see Arizona Administrative Code R2-10-207.12).
